When it comes to clay or concrete tiles, they can last much longer. Most of these tiles come with a 50 year warranty. But, that still does not mean that there is nothing to worry about without regular inspection.

Stains inside the House

Take a look at the ceiling and walls inside your home. If you see stains, it could be likely that the roof is leaking. This might not always be the case, but this would be a good time to have it professionally inspected.

Tiny Granules Around

If you have an asphalt roof and notice tiny granules around the exterior of the house, this could be a problem. Take a look at the roof (from the ground) and see if there is any discoloring or uneven pattern of the shingles. While you are at it, look and see if any of the shingles are curling at the ends or see if they are buckled in any form.

Broken Tiles

If your roof happens to be made of clay or concrete tiles, do visual inspection (from the ground) and see if any tiles seem to be broken or cracked. This could be the sign of a leak or future leak.

Mold or Rot

Walk around your house and look for discoloration. This can be in the form of green or black looking patches. This means that the roof is not draining properly. If you see this, it is definitely time for an inspection of the roof.
